Vonovia completes modular new building in Bayreuth

After around four months of construction Vonovia has completed the new residential building "Am schwarzen Steg" in Bayreuth. Among the guests of the symbolic key handover was the Lord Mayor of Bayreuth, Brigitte Merk-Erbe. The modular construction of the house with 20 new apartments had begun in October 2017, and the topping-out ceremony was already celebrated in November.

The investment volume amounted to around 2.5 million euros. The apartments are between 40 and 140 square metres in size and the total living space is around 1,300 square metres. "This makes the apartments just as suitable for senior citizens as for families," explained Klaus Freiberg, member of the Executive Board of Vonovia SE, on the occasion of the completion. "In addition to the short construction period, the modular construction method has another decisive advantage: the construction costs are lower and the apartments affordable. The costs are around 30 percent lower than for conventional construction. The average rent for Am schwarzen Steg will be around 9.50 euros per square metre. All apartments have either a balcony or terrace and are barrier-free. Two are also wheelchair accessible. An additional 31 car and 16 bicycle parking spaces have been created on the property for tenants. Mayor Brigitte Merk-Erbe emphasized the importance of the modular new building: "Affordable apartments close to the city centre are what we need on the Bayreuth housing market, which is in great demand. "Modular construction" means that the four-storey building consists of standardized elements that were transported to the construction site by low-loader. The reinforced concrete modules were already prefabricated with windows, doors and floor coverings in the factory, so that the assembly time of the modules after the earthworks was only ten days. The general contractor for the project and Vonovia's partner for the first time is the Max Bögl Group. "The entire maxmodul team is very pleased to be able to hand over a future-oriented residential building to our partner Vonovia today with the symbolic key handover of our joint pilot project with regard to quality, economy and adherence to schedules. With the innovative, modular construction system "maxmodul", we want to make affordable living space with high social and ecological quality available in Germany in the shortest possible time - without compromising on architecture," explained Markus Richthammer, Board Member for Industry and responsible for the product "maxmodul" at Max Bögl Modul AG. Most of the apartments have already been let and the first tenants will move in in March. Vonovia, Germany's leading housing company, manages around 18,000 apartments in Bavaria and around 100 apartments in Bayreuth.
